In answer to: do updates on the interior bring home values up ? or what are the basics that make one home more valuable than your neighbor's
Dear Susan, Thank you for the opportunity to share some insight into updating to your home and to the updates that matter! There are two updates that always make a difference in the value of your home...changes to kitchens and baths! That being said, they are also updates that can be very expensive. If you plan to live in your home for 3 or more years after making changes to your kitchen and/or baths, it may make sense to spend am amount of money that won't overprice you for the neighborhood. If you are making changes to sell your home, I would do the easy ones first, such as light fixtures, counter tops, and flooring if it is in poor condition. In fact, it is always helpful to update fixtures throughout that home since it can be done faily easily and without breaking the budget. To set your home apart from your neighbors you should make sure that paint is frest and of a neutral color, that your front entrance looks sharp with nice door hardward and paint if needed, and that the carpet is in good condition. One last suggestion, remember to declutter and depersonalize...remember that you are moving. Start boxing things up! Buyers understand boxes in the garage or in a spare room. I hope that this has been helpful! If I can help you further, just let me know! Best regards, Cheryll Cheryll Woods-Flowers, Keller Williams

In answer to: Not to sound dumb but when a home is for sale and is listed as "Resale" what exactly does this mean? I never really seen this until the "Short Sales"
Dear George, Thank you for giving me the opportunity to assist you with real estate info! There are no dumb questions in real estate...Thank goodness you need real estate info since if I didn't have someone to help I would not be in business! What you have likely noticed iin some listings is that "resale" is a term used for homes that are not new construction...a home that has already been deed to another homeowner. I hope that this is helpful! Many times a home that is a "resale" could be the best buy if there have been upgrades done but new construction often times can be your best choice since builders may pay closing costs with the use of their preferred lender and closing attorney. I have been able to get new refrigerators and/or washers/dryers thrown into the deal by the builders from time to time, so don't be afraid to ask these things in buying new. Do not hesitate to contact me if I can be of service to you! Best regards, Cheryll Cheryll Woods-Flowers, Keller Williams

The yardstick Cheryll Woods-Flowers uses to measure her success as a real estate agent has little to do with her annual sales figures. She prefers to assess her accomplishments based on the numerous satisfied clients she has helped in the past nine years. In all honesty, Cheryll never held a sales job before she launched her real estate career, but she was well-prepared for a profession where personal service can draw the line between success and failure. Cheryll points out that her 14 years in city government provided a solid foundation for her current career. Her resume includes six years as a member of the City Council and eight years as Mayor of Mount Pleasant, one of the fastest-growing municipalities in South Carolina, in addition to a lengthy list of people-oriented community service activities.

"As Mayor, I learned to communicate well and respond to peoples' needs. In public office, especially when you're sitting in the big desk, you really have to be able to respond in a timely manner to the concerns of the people you're working for. I consider what I do not so much sales as taking care of people. That's exactly what you do when you're in public office."

Cheryll, who sells all types of residential property throughout the Lowcountry, from Summerville to the coast. She has a Masters Degree in Accounting and was awarded the "Order of the Palmetto", SC's highest civilian honor by then Governor Mark Sanford in 2005.
