It really doesn't matter what the commission is unless your Agent can help you get the property SOLD... If you are priced too high or the condition is bad, no commission offer will bring a buyer... Talk to your Agent, they will guide you properly.

What are the number of beds and baths and any other special features the home has? It appears the property was listed for sale "unsuccessfully" in 2007 & 2008 for $335,000... Once again "unsuccessfully" in 2012 for $269,900... then rented for &1,890 in Aug 2012 then rented again in Jan 2012 for $1790... I don't see where it has hit the market in any fashion in 2013????? Maybe you need a really good real estate guide??? Call me and I'll get you pointed in the right direction :)

Well a "pro" can weed through all the bull and get your specific requirements to you. do you have a "pro" picked??? I have several clients that are getting daily updates about the homes that come on the market that fit their criteria. I review them each morning and usually we go look at them in the afternoon... When they see the right one, they pull the trigger :) Not that complicated, but it does take a fair amount of commitment and time... Commitment on your part... Time on my part... Lets go shopping!!!
Yes there are... But you would be giving up all your leverage and options for purchase!!! Do Not give up those options for yourself... When you are ready. We will get your loan pre-approval in hand... Then YOU will have all the negotiating power for a purchase option. There are so many homes out there. Even if you need a few months to get approved for a loan it may be better for YOU to hold the power and NOT the landlord...Call and I will explain what I mean...

There are plenty of homes that will fit your criteria... My question is where are you getting the funds to do the repairs??? That may be more than the sales price. Do you have the knowledge and skills to pull off a project of that kind??? Lets GO!!!
Allison... It depends on your sales price, the loan you are going to get and your credit score. There are a lot of factors involved. My preferred lenders will do a pre-qualification for you at NO COST so you can see what is possible and what kind of goals you need to set for yourself and the time frames you need to do them in. It may not take as long as you think it will :) :) :)
You are definitely in a tough spot... I would suggest you rent straight up... Then we can have all the leverage in negotiating a purchase when the time is right... What are we talking a few short 12 months from now??? I have helped 4 families with bad credit rent first... We are on a program to clean up the credit and we can taste a Solid home purchase in about 6-8 more months :) :) :)

Depends on what you want to do with it in the future... If your going to start out here and move to a bigger one as your life and finances grow... then maybe we hold the condo and rent it out and let the equity build for the future, not to mention the tax breaks :)
Make sure you have the power of knowledge :) then pick a good Realtor, Lender, Title Company team!!! They all need to work together to get you to the settlement table.
Shelly... Hire your own Agent and have them do the contacting for you. Besides any one particular property, your Agent can set up appointments to see several that may fit your personal criteria. In addition, your Agent will prepare your paperwork and make sure your deposit is handled correctly.
What happened to the home??? Do you still own it??? Was it left outside the BK??? Did you let it go to foreclosure??? Did you do a short-sale??? There is much to be talked about... I've got one on Dover rd complete with private entrance, living room, kitchen and bath!!! If that one doesn't work, I have helped several clients find homes that either had one and didn't advertise it well or created one in space that easily accomodated the needs... Sometimes just searching and looking at the bedroom configuration of a home will go a long way... how many beds upstairs... how many on the main level... how many in the basement??? We can actually find convertible space over a garage. Sounds like fun :) give me a call and we will go hunting!!!
The Maximum Ammount can be claculated based on credit score to determine the interest rate you will get. Debt to Income ratios and property taxes are all variables to consider. Also if the property has a condo or hoa fees. Mark, it looks like you have had quite a few responses to your question. Well, Mark... Getting the Pre-Qual should be rather easy to do, and free of charge by most lenders. At that time you can compare rates and services. But you do run the risk of hurting yourself if your credit is pulled too many times. Find a good realtor, they will discuss the rates and terms of the lender they are using and you can use that as a general guide. But lets face it... It's all about "trust" !!! You have to be able to trust the lender can actually deliver what they are promising you and not start jerking you around hours before settlement because they can't do what they promised. My lender is extremely competitive in todays marketplace. The important thing is he can actually deliver and get you to closing on time and relatively headache free. You are going to have to pull the trigger sooner, rather than later, in order to get you from Pre-Qual to "PRE APPROVAL" for your loan so we have something to use as leverage in negotiating your offer... Well, Mr Black, if your Realtor works up the comparibles for the type of home in the neighborhood it is located, you will see what the values for the homes are. Lets assume the home is priced right for the neighborhood. When my clients wants me to make a query on their behalf, I do it. It may be a long shot, and I wouldn't make a habit of low-balling to that degree because it is a highly unlikely position to be working from, but I would at least make a phone call to try to find out what position the sellers are in, because we don't know. Maybe we have a short-sale, an estate sale or other drastic circumstances involved. I would then encourage you to look at homes that "DO" fit your pricing criteria, because there are plenty of homes out there for you to see and one of them just may have your name written all over it!!! All your observations are spot on. But we are out there in cyber-space, and a bit of that comes with the territory. My frustration with this and other sites is when we take the time to start up a conversation by answering a question and the inquisitor stops talking. But there again this is all part of putting it all out there for all to see. If we are smart, we will continue to talk to those we can help. Lets just hope they talk back. Bob:)
Hi Heidi, A year is a long way away and there will be plenty of choices for you at that time. I would suggest to all my Buyer Clients that 90 days prior to when you would like to buy, you should get started. We could get your VA Loan pre-approved so we know exactly what your buying power is. Then I could show you enough homes in your price range in a wide variety of neighborhoods for you to get a feel for what would work best for you guys! If November is your target date, I would suggest looking at homes in September and writing a contract to purchase in October so you could move in by Thanksgiving. Why don't you give me a call so we can discuss the possibilities as well as give you some ideas of what to get done between now and then. A head start in June wouldn't be a bad idea either :) Look forward to it!!!
Nenna, it is customary for the seller or landlord to pay the commission. I hope this has not been an obstacle for you.
