Ask the owner if they will consider a lease/option or land contract. You may want to check with some small local lenders. They may finance it for you. I did get a loan once for $3,600 with $1,000 down payment. So it is possible to get a small mortgage loan but today it isn't easy.

Not necessarily. You can lease with an option to buy or find a seller that will do seller financing such as a land contract.

I have been a real estate investor with rental property since 1979. I am not as concerned about credit score and I am about credit history. That's if the prospective tenant pays their bills or not.

Look the address up in public records. Get the owners name. Look up the name in white or yellow pages. If you can't find a phone number, you'll have to write a note. Or you could go up to the front door and knock.
