There are many different loan packages available and you should start your process by contacting a lending institution to get pre qualified. They will direct you to the proper loan suiting your needs. As an example, an FHA loan only requires 3.5% down payment and thay money can be gifted from a family member. Any loan that does not have 20% as a down payment will have an additional cost of mortgate insurance. I use Dominic Sylvestri @ Prospect Mtg to qualify my buyers.
