Your question is a common one. The dollar/square foot ratio is an attempt to compare costs on a property by an arbitrary "normalization." It is basically the price of the property divided by the square foot (in itself, often inaccurate) of the property. The price is market value of the property and size of the lot, construction of the property, upgraded things like cabinets, floor coverings and lighting fixtures can have a dramatic impact on its value. Therefore, the dollar/sq ft ratio can, and often does, vary greatly between two properties that are thought to be similar.

I did a search and there are no other four bedroom homes there for 1,150 or less. It depends. If you are looking to rent, they should come up under the lease category. If looking to purchase, then condos and townhomes are usually listed under the "residential" category in the MLS, and duplexes in the multi-family section. With IDX searches, which are provided by many websites, a duplex that is selling the seperate side may come up in either segment. Find a Realtor to help you, as you'll get fresher information and avoid running into extraneous "hits" from your searches. Juany, you should be able to talk with a reputable real estate attorney to get clarification on exactly what you'll need to do. He/she will also be able to help you deal with the City offices with respect to ensuring the zoning of the lots will allow your plans. Also, if it is in Austin, be aware that there are limits on the amount of space you can use in a lot (it's called impervious cover) and includes the buildings and any hard surface driveways.
Hello. I'm not entirely sure I understand your question. I am going to assume you are asking if you can purchase one if you have an eviction from a domicile in the past. It will depend on several things, but the two most important are whether or not you are a cash buyer, or in need of a mortgage. If it is the latter, then only a mortgage professional can answer that question. You would need to talk with one or two (be careful about applying to too many places, as it can negatively affect your credit score), then if you can qualify for a loan it is just a matter of finding the right property in the right price range to suit your needs. Lisa, in my experience helping dozens of clients find property to rent in the Austin area, most private landlords don't go by credit score. They tend to look at rental history as the most important criterion and then overall credit history rather than the Fair-Isaac score. Most will also ask for a back ground check as well. In cases where there is a poor record, they might ask for two month's rent up front as well as a security deposit, but even that is rare but done when there is a problem. No one can say for sure what the response would be because every landlord is different. In some cases, your Realtor who is helping you can contact the leasing agent and ask for some guidance, which is often given. Dory, I went ahead and did a search. There are two houses listed in Wells Branch with a 3/2 and at $1,200 or less. There is one additional one avaliable October 1st and listed at $1,250. Jason, it is not at all unusual to see what looks like a stunningly low price when a property is listed for short sale. Often they are under imminent danger of foreclosure (as this one seems to have been, since it did get foreclosed.) The price the agent lists a short sale is very subjective and tends to be lower than the bank will actually accept. It's one of the reasons they take so long to get closed. Anyway, the current price it is pending under, is $139,900. That doesn't mean that is what the offer is for either, but it is what it was being listed for by Fannie Mae (FNMA). The listing shows the "total square feet" as including the 12X20 ft cabin and is listed at 1,448 square feet. To answer your specific question, there are 24 pictures total in the MLS listing.
