In answer to: Do you have any homes that are rent to own/lease with option to buy?Crystal, What are your goals in buying a home? Limiting yourself to homes that have a lease option is not always the best route. First, rarely are you going to get a credit back for your lease as the lease payments usually just cover the owner's expenses and you are locking yourself into a market price at the time of the lease - once the option to buy is executable, the market price has changed and the transaction falls apart. I would recommend that find a great rental to hold you over until you are ready to buy, contact a loan officer and begin preparing to buy, and when you are ready, you can choose from a multitude of homes. Yes, it does mean moving twice, but in the long run, you stand a better chance of purchasing just the right home to meet your goals and budget. If you have money to put down, and just not quite the right credit, you may want to consider an owner carry. Contact a buyer's agent to help you put a plan together for an optimum purchase for your circumstances.

Here is a great website that you may find helpful. http://www.credit.com/ You may also want to talk to a local Real Estate Agent about an "owner will carry" purchase of a home. The type of interest rate you can get on such a home will, most likely be higher than market rates, but with a foreclosure on your record, you will be paying high rates on any credit you manage to get. Again - work with the professionals - contacting your loan officer for guidance is your best route! They can help you find ways to build your credit more quickly. Stay on top of what you do financially with any credit and be patient! Renting may actually be your best option for now.

Statistics indicate that homes that are sold by Realtors realize an average selling price of 16% higher than FSBO's. With up to 90% of buyers beginning their search for real estate on the internet, why not take advantage of the syndication power of listings available to Realtors. Why not take advantage of the protection to you that a Realtor can provide in a Transaction. Staging your home and pricing it realistically and employing a good listing agent is your best option for selling your home quickly. Today's buyers are sophisticated - you will not fool them into paying above market prices. Buyers's will most likely be looking under the guidance of a Realtor - why not entice these buyer's agents by giving them quick access to your home on the MLS. My best wishes to you in the sale of your home: I recommend using the power of a Realtor lead sale, rather than FSBO.

Establishing this relationship will also put you in the mind of the loan officers so that he/she can keep you abreast of any changes to the rules that may come up. If you have worked with someone in the past that you are pleased with - get in touch with them. You may want to get recommendation from a realtor that you have worked with or from family and friendsw.

In answer to: Why or for what reasons would a house be marked inactive and removed from the system?Hmm - the reasons could be a variety. We often see homes removed if the listing has expired, if it is going to foreclosure, if the seller had a change of heart . . . contact a good buyer's agent in your area - they can dig into it for you.
