To save you time and possibly money, it would be better to get per-qualified before you go out to look at homes. The reason is because a couple of reasons. First, homes are selling fairly quick in this market and if you really want to purchase the home after seeing it you will be at a disadvantage to other buyers who are already approved. The best neighborhoods are the ones that will satisfy your needs. In other words if you are looking for a neighborhood with a community pool, parks, trails, and close to major shopping we have them. Many of these neighborhoods are in school districts with excellent ratings. If you are looking for homes on acreage not to far out of Dallas, we have them as well. Prices may be a little higher than if you were further out but homes are beautiful. We have neighborhoods that are mature but are gorgeous because of the trees that were planted there many years ago. If you are looking for a home close to or on a lake we have them as well, however with the drought we have had the lakes will be a low this year. If you are looking for a home in a highrise area with all the amenities we have them as well. So you see we have lots to choose from depending on what you are looking for. We do have some homes with basements but not many. So this might be more difficult to find. Depending on your price range there are great neighborhoods throughout the Dallas area. I did wnat to tell you that over 90% of home seller that try to sell there home by themselves usually end up hiring a realtor to represent them. There are many reasons this happens. First, people just get tired of trying to sell there home themselves. Next, is that you have to be careful of who you let into your home and that's a great reason to use a realtor. Also, the realtor usually expose your home to a lot larger crowd of prospective buyers. Realtor carry insurance for errors and ommissions to protect there clients. Most home sellers only have their own assets to protect themselves from making a mistake. It has also been proven that realtors normally sell homes for more money than what you would get if you sold your home yourself. Most realtors are going to tell you that it is cheaper in the long run to buy. I am not. First, you have to look at why you want a home. Do you want the privacy of your own place, a yard of your own to invite friends over to have a barbecue or possibly go swimming if you have your own pool. Do you want something that over time will go up in value. I know lots of people complain about how values have dropped nationally, but in our area that really is not the case. The other thing is do you mind paying your landlords mortgage on his own home. You will be doing that if you are renting. No tax write-off for you unless you own a home. So if you want a place that you can call your own home then buying is for you. Now if that is not an issue then buying a home may not be right for you. When something is yours then you do have to spend some money on the upkeep, decorating and things like that. However, homes are personal and I believe when you own a home you take personal pride in them. Today is a great time to buy a home because of the value and the mortgage rates. You can find a foreclosure, but you might have to put more into it than just a pre-owned home or new construction home or maybe not. It all depends on the condition the seller left the home in. Cash is King! Well that is what I have heard. When it come to buying a home it make the process faster than having to deal with financial institutions. One of the realtors put in correctly, many buyers may not qualify for a loan or somewhere in the process of buying a home they purchase a car or something significant and it throws out there credit score which in turn can cause them not to qualify for a home. However, if the buyer is a person who is using a loan to obtain a home and is credit worthy the seller still gets his or her money. So in that case it doesn't matter. The question that you may need to ask yourself is do I want to buy for cash or utilize a mortgage. I would speak to a financial advisor on what might work best for you at this time. I also agree that it can have an effect on the negotiation of the home if the seller knows that the buyer is an all cash buyer. I hope this helps. I really hate to use this answer put it really depends on your situation. As a home owner myself, I feel that it is better to own. The reason is that it gives me an asset which I can write off toward my taxes. It also give me the opportunity to build equity and utilize that money for other things if necessary or when I sell I hope to receive a good return on my investment. I don't say that I would look at home as an investment, because it is just that your home. I am not having to pay my landlord salary and not getting in return by renting. Again, this is just me and I believe that some people feel it is better to rent based on their on conditions. There is more expense when you buy a home because of the furnishing and the upkeep but again, it is your home and I enjoy that part of it.
