Find a well known agent in Huntsville and then ask them to sit down and counsel you on being a first time buyer -- there are lots of good things you can learn. All of which will help you get a better deal and be happy with your investment.

The best thing to do is go to several lending institutions and ask them to qualify you and show you what types of loans are out there. Since the economic downfall, several unique loans have become available, but you need to ask someone that specializes in loans.

Every state has different loan programs. My suggestion is to find a couple of reputable loan institutions and ask them to help you work out the best possible loan program for your income. They will provide you with a Good Faith Estimate (GFE) that you will be able to compare to other lending institutions.

Flexibility in rental prices is getting tougher. Rental properties are HOT right now. I think you should ALWAYS try to get the BEST price, but understand with rentals so popular right now, you might have to settle on getting the rental.

If your home is listed on local mls, you will be on my website. If not, we can talk about how I can make that happen for you. Most agents, including myself, will be glad to put you on 50 sites if you list your home with them.

In answer to: Price has change on home listed on this site. How Do Iupdate it or you update it.
This question is kind of vague. I am assuming it means, who should change the price on the different websites. Definitely the agent representing the seller and the agent should get the price change in writing. Agents should know all places that they have listed their homes on websites and social networking sites. Many of the sites have an automatic update if they are feed through the local IDX feed. Many of those feeds are available and some do cost extra money. If seller does not have their home listed with full service agent, then the seller should know where they put the listing and make the changes. Obviously, a full service agent would have the capabilities to post the listings in a larger field of websites.
