Victoria That's a good question and without knowing a thing about your area I can tell you there are a few reasons why a house that old can be worth so much. High demand for the area, based on location or limited housing. If there is no new contruction in the area and it's close to high volumn work area's then the value of the location forces the house value up. Updated to currant needs and wants can also push the value up. I sold a house a few years ago in an area where they built a new hospital, it was built in the 50's small 3 bedroom on an average size lot probably sold for under $20,000 when it was built and there had not been many upgrades over the years but because of the demand for the location it sold for over $400,000.00. I hope I gave you some idea of what can affect the value of housing, thanks for the question.

I am an investor here in the Katy area, have 3 and buying my fourth, working with 3 investors buying right now, one of them buying 10 this year...if it weren't such a good idea so many would not be doing it!! The currant housing situation has forced many to rent and there is actually a shortage of homes available in my area, like has been said they rent very quickly. My first 2 were leased the day we closed!! Had tenants waiting for them. Get a Realtor who understands investment buying, not everyone has the experience you will need to know where and when to buy...investment buying is exciting but it can be dangerous if you don't have good advice. Steven, If you have the mls# you can go to the HAR website and find the listing if it is in the Houston area. Searching through thousands of listings can be confusing and frustrating at times, a Realtor can help narrow down the search and save you time and effort. In most cases you pay nothing for the service of a Realtor so why not take advantage of their resources. Call if I can be of help.

I would have to say, it is hard to say as there is no history of a house in this area with with this sq ft being listed on the MLS. The location of this property is Prime and therefore could require a Premiun leasing amount. With easy access to Downtown and the oil corridor and all this property has to offer as I am sure you would agree if you have had a chance to view the photo's, this very well may be a reasonable price. As bobbie has stated Banks don't want to deal with loans under $40,000. that doesn't mean you can't get a loan all together. You might try your bank or credit union. There is also Hard money out there, that is individuals who loan their own money, they charge a higher interest rate to make it worth their while. Be careful and have an attorney check it out to make sure you are protected.

that listing agent is going to require a months rent as a fee for listing and as others have said that fee is divided with the buyers agent. If the rent is low that agent may require more than the months rent in order to cover cost and to entise other agents to bring their clients. I would interview other PM companies to make sure you get relieable information, your assets are at stake and you want to make sure your PM knows what they are talking about, for your own protection! Hello Lindsey Contact a Realtor and ask to be put on a search. I would be happy to set you up in the Houston and surrounding areas if that is where you are wanting to look. There are so many Real Estate search sites it can get confussing and sometimes not helpfull at all, because the properties may or may not be still avasilable, a Realtor in the area you are considering will be of much more help. Michelle, you will need to ask your listing agent to place your listing here. Some Realtor Associations have agreements with different sites to auto populate all the listings and others do not. Homes.com is a great site to be on as well as several other sites. Talk to you listing agent about the number of sites you are on, a good way to find out for yourself is to google your address, if you are not there on several sites you are missing potential buyers, as I am sure you have become aware.

A Realtor who has experience in the area is a great help, active internet marketing is a must, good negotiator and a people person. Time is the major problem but if the house is under HAFA (not a FHA or VA loan) then now time isn't the problem it once was. If it is a conventional loan and has been qualified under HAFA(Home Affordable Foreclosure Alternatives from 04/05/10 till 12/3/12) the lender has allready approved the Short Sale and must respond within 10 days to the offer, as long as all the forms are complete in the packet, if something is missing it will be returned and the 10 days will start a new once they receive the packet again. Make sure your agent is experienced in Short Sale procedures to save you Time.
