In answer to: I am buying a home for my son. With both our names on the title will he hv to pay higher taxes? If I quit claim deed to him wll he pay inheritance tax
Double check with auditior but if its his primary residence I believe he can file homestead exemption so long as he doesn't have homestead exemption filed on another property in Indiana. Regarding your other question, I recommend you consult a tax professional/CPA. Good luck!

If you don't already know a loan officer with a bank mortgage company, ask any of your friends/family/co-workers who own a home who they used for their mortgage and if they would recommend a good loan officer. Depending on how many names you get, call 3 or 4 of them, explain your situation and ask if the loan officer would be willing to put you on the right path with instructions for rebuilding your credit to purchase a home. In return for their help, when the time comes, you agree to work with them for your mortgage. Good luck.

Janet - based on your questions/statements you may not know it but you definitely sound like a buyer who needs their own agent without question and it will not cost you any additional money - at least not if you were to work with me and probably most any other agent who has replied here. Here's why - if the property is listed with an agent already then most likely that agent is offering a portion of the commission to a buyers agent for helping to sell the property so it will not cost you any additional money to have your own agent representing you exclusively. I would recommend you select 3 of the agents who have responded to your post and conduct a phone interview with each of them. Simply do a google search for "how do I choose a buyer agent to help me purchase a home" and see what results come up. You can decide what questions you want to ask each agent you conduct your phone interview with but here are a couple suggestions - How many closings have you had in the last 12 months where you represented the buyer? An agent who answers 24 or more has the amount of experience you would want. What hours are you available to show my homes/are you a full time agent? You definitely want a full time agent whose availability matches your schedule. I could go on and on but you can probably handle it from here. Chase would be a great contact for a possible option on a home you can buy on contract. He owns several properties himself and would be someone who may be able to help you, understands the risks involved versus the typically homeowner who would not be willing to assume such risk.

You have to look at the risk you are asking a homeowner to assume. Most homeowners want buyers who can secure their own mortgage so they themselves can pay off the existing mortgage in order to get a mortgage on the home they are wanting to buy. I typically tell folks its in their best interest to rent while they are either a) straightening out bad credit or b) establishing good credit as some folks don't have bad credit/they have no credit because they pay cash for everything. If you look at it from the other side it becomes relatively easy to understand why a homeowner would be reluctant to sell on contract without a sizeable down payment from the buyer.
