In answer to: How does a first time home buyer start to purchase a home with poor credit?
If you don't already know a loan officer with a bank mortgage company, ask any of your friends/family/co-workers who own a home who they used for their mortgage and if they would recommend a good loan officer. Depending on how many names you get, call 3 or 4 of them, explain your situation and ask if the loan officer would be willing to put you on the right path with instructions for rebuilding your credit to purchase a home. In return for their help, when the time comes, you agree to work with them for your mortgage. Good luck.

In answer to: Can another agent help me as the one listed on the property I'm interested in will not respond? I've called and emailed the agent and no response.
Janet - based on your questions/statements you may not know it but you definitely sound like a buyer who needs their own agent without question and it will not cost you any additional money - at least not if you were to work with me and probably most any other agent who has replied here. Here's why - if the property is listed with an agent already then most likely that agent is offering a portion of the commission to a buyers agent for helping to sell the property so it will not cost you any additional money to have your own agent representing you exclusively. I would recommend you select 3 of the agents who have responded to your post and conduct a phone interview with each of them. Simply do a google search for "how do I choose a buyer agent to help me purchase a home" and see what results come up. You can decide what questions you want to ask each agent you conduct your phone interview with but here are a couple suggestions - How many closings have you had in the last 12 months where you represented the buyer? An agent who answers 24 or more has the amount of experience you would want. What hours are you available to show my homes/are you a full time agent? You definitely want a full time agent whose availability matches your schedule. I could go on and on but you can probably handle it from here. I'd love a chance to discuss your situation to see if I can help you. In any case best of luck with your home search. BartMedlock.com

In answer to: MY WIFE AND ARE IN SOUTHERN INDIANA AND ARE LOOKING FOR A HOME TO BUY ON CONTRACT. BUT CAN'T SEEM TO FIND ANY WITH A DOWN PAYMENT WE CAN AFFORD.
You have to look at the risk you are asking a homeowner to assume. Most homeowners want buyers who can secure their own mortgage so they themselves can pay off the existing mortgage in order to get a mortgage on the home they are wanting to buy.
I typically tell folks its in their best interest to rent while they are either a) straightening out bad credit or b) establishing good credit as some folks don't have bad credit/they have no credit because they pay cash for everything.
If you look at it from the other side it becomes relatively easy to understand why a homeowner would be reluctant to sell on contract without a sizeable down payment from the buyer.
Covers Floyds Knobs, Jeffersonville, Louisville, New Albany, Sellersburg, and more.

Bart sold my picky brother a house, so my husband and I chose to go with Bart and never regretted it. He was a wonderful realtor that showed us lots of houses when both of us had ridiculous work schedules. He never complained and offered honest advice on every home we stepped into. Bart is a very professional realtor that I wouldn't hesitate to recommend to any of my friends and family.
