In answer to: looking for a fixer upper in chesapeake or virginia beach..christine_mikayla@yahoo.com , thank you
Hi, there are many "fixer uppers" listed in chesapeake and virginia beach, the best advice I can give is the good ones sell quickly, there has been more activity recently on lower priced homes. Your agent needs to be on top of the new listings so you can act quickly. I would love to help if you are looking for an agent, my last client who was looking for a great fixer upper in the $85,000 price range took a while to find the diamond but we did and it turned out to be a great house. Patience required as you have to look at a lot of bad ones til you find the perfect one.

In answer to: Currently I am deployed and will be a first time home owner, and will be using my va loan. I need info please?
Hi, the first step is to find a good mortgage officer to work with, here are a few recommendations
Atlantic Bay Mortgage 757-213-1660
New American Mortgage 757-227-3385
Monarch Bank Mortgage 757-623-0055
I would be happy to send you some mortgage officer recommendations at any of these if you would like. They can help you get preapproved and comfortable with va loan terms and payment info. If you would like info on any properties I would be glad to help, and thank you for your service to our country.

In answer to: what credit score do banks really need to purchase a house?
Most lending institutions require a minimum 620 credit score, however, consulting a mortgage officer is the best first step in the home buying process. There are many other factors including income, expenses, flood insurance, etc. that they can go over with you. Once you are pre approved you can search with an agent and feel confident in the price range that best fits your needs.

In answer to: What if i have no credit? My dad has awesome credit. Does the credit of a cosigner make a difference?
Hi, Sometimes having little credit is much better than lots of credit with issues. There are many options a real estate agent can help with like rent to own options, owner financing where you do not need a bank, etc. The best first step is to talk with a good mortgage officer, here are a couple of recommendations Scott Spencer with Monarch Bank #469-6063, or Dennis Brinck #749-0234. I would also love the opportunity to speak with you and work with you to purchase your first home, you can reach me anytime at 472-9134. thanks, Rob Principe
