The answer really depends on the list price and market value. Some homes are priced above the expected sales price and thus are suitable for lower offers and negotiation. On the other hand, some seller price their home at or below the market value to effect a quick, no-hassle sale of the home. The extreme also exists where some banks list homes really low, and we get multiple offers and the homes sell for prices in excess of the list price. We actually sold one in 2010 that went for 200% of list price! This is where excellent buyer representation can help you analyze recent sales and make a comparison analysis of values to derive an expected sales price. They can then advise you on how to best proceed, based on your wants, needs, and interests.
