In answer to: I JOINED THE WEBSITE. HOW DO YOU GET THE ADDRESSES AND WHO TO CONTACT FOR MORE INFO....
Marvin, The foreclosure market is very competitive. As the other agents mentioned, your needs will be best suited with the assistance of an agent. An agent has long standing relationships in the foreclosure industry. This is key when trying to secure a decent property in this market. By law these websites have to give contact information on the listing agent, but it's often very small and hard to find. It's to encourage you to utilize the services of an agent. I have been in investment real estate during my entire career in real estate. Feel free to click the contact me link for other valuable information or assistance in any way.

In answer to: i have average credit how hard would it be to get into this house
Average to you may be rated as good or good enough for lenders. I would start with getting in touch with a mortgage broker and getting a pre-approval. To see exactly where you stand. If you are a first time home buyer there are many programs available to assist you. Whether it's down payment assistance or developing a plan to build your credit worthiness. Beyond Housing has a wonderful program to much to list here, they're located at 4156 Manchester Avenue St. Louis, MO 63110. Give them a call at (314) 533-0600. I would be happy to help you in any way I could. I'm a licensed broker, for years helping individuals like you. Give me a call if you are ready to start your home buying process. In answer to: If I buy a foreclosed home fix it up then resell it is it possible to sell to someone with a credit score of 540? Any way without using creditscore?
Most lenders would require a middle score of 620, however FHA lenders require a little higher of 640. Another option would be to find a private lender. Private lender rate's are typically much higher than banks and terms are shorter. However with any lender, the buyer would need to show sufficient financial strength, i.e. income and cash reserves.
I've been in investment real estate for 8 years. I can lead you and your sister to companies, depending on your circumstances, that may be able to make this happen. Give me a call to discuss 314-827-5478.
