Hi, In addition to being a Realtor I have 6 rental properties so I can answer this as to how I would view it as a landlord. Every landlord can have their own guidelines but mine are income of 3x the monthly rent, debts no more than 45% of income, no previous evictions, no criminal history, verifiable income, verifiable tenant history and a credit score of 660. While I say 660 that is the one item I will sometimes be flexible on depending on circumstances. I do pull a complete criminal and credit background and so it would really depend on what I saw on that report as to why credit is poor. If someone had a short sale but paid all their other bills and has plenty of income then that's someone I can probably work with. I think your best bet is to find a place you like and then have a discussion with the landlord about their policies. Bill Wallace RE/MAX Results

There are no active listings where they show that property on the map. My original thinking was that it was either a rental listing or an auction listing but it could just be a total error. Hi Angel, I assume you mean bad credit. It really depends on how bad your credit is in addition to other factors like income and how much money you have saved. Your best bet is to talk to a good lender who can go through your finances with you to see if they can get you qualified for a home loan and if so, for how much. You should really call the person on the listing since it's a rental. There should be no issue with this from a government standpoint (although you should check with Lakeville). The biggest issue would be whether the landlord would allow it which you can only find out by asking.

Hi Corey, You should check with a lender. If they say your credit is a problem the other option is to work with a credit repair service. I work with one in Lakeville that has helped a number of homeowners get into a new home after having had a short sale on their record. In regards to the home search, there are currently 20 homes within 10 miles of Hastings that are priced at less than $110k. Let me know if I can be of any other assistance. Hi Deborah - The best bet to answer this is your lender who would be doing the loan modification. They should be able to explain the options available and any costs, just like they would lay out expected costs for obtaining a loan in the first place. They may have different options that would allow you to just add any costs into the amount of the loan so you don't have any out of pocket costs. Hi Barbara - The Association dues are $345/month which includes Building Exterior, Hazard Insurance, Outside Maintenance, Professional Management, Sanitation, Snow/Lawn Care. That is definitely on the high side, especially since it doesn't include heat. Running a gas line is typically possible but we'd have to get into the unit to verify. I'm guessing it won't be worth verifying because pets are not allowed. Yes - it still shows as being available. The monthly HOA fee is listed as $175 which includes water, snow/lawn, garbage, exterior maintenance, insurance and management.
