Hi Ms. Jones, You will need to speak with a lender to see how much of your income is actually income that can be used for the purchase of a home, each lenders debt to income ratios vary,(this weighs heavily on your approval Amount, if credit is approved). There are also programs that are available to assist you with down payment if needed. Good luck to you!

In answer to: What exactly is a deed of trust? and what legal ramifications are there to a deed of trust?

You may want to contact the attorney or title company that handled the transaction for you. I'm sure they can answer any questions regarding the deed and your legal obligations. If you don't remember the company; just call any real estate attorney or title company in your area, they should be able to assist. Real Estate License doesn't give us authority to answer such question.
