In answer to: Who to contact for tour of houses?
If you do not have an agent working with you already and you just want a tour of that particular home, you could contact the listing agent directly. If you have an agent that you are working with then you should ask him or her to show you set up the appointment to show you the home. If you are new in the area and would like to search for homes to purchase and you need professional advice on home purchasing, you might want to find a real estate agent that lives and works in that area. She or he is knowledgeable with the area that you are buying and can provide the research, market comparison and alert you on the home that is suitable or matches the one you are looking for.

With some time spend in a meeting and a short interview, you could probably find someone that you are comfortable working with, that you can trust. It can be good experience and hopefully with a smooth home purchasing transaction.

In answer to: Will not having any credit make it difficult to rent a home?
@A.J. Ackerman I wish it is the same situation here in SoCal. I have 4 clients that got turned down not only because of their credit but I know it is blatantly discriminating. However, I can not proof it because they used credit reports as the reason for rejection!!!

In answer to: first-time buyer programs still available?
Check with your local lender or lending company or check HUD web site. I just saw links to "homebuyer programs in rural communities" and "Community contacts - find out if your community offers homeownership assistance" Sorry, I can not post a URL for HUD web site here. Just use HUD(dot)com and search for Homeownership Assistance: New Jersey. Best wishes, Jieranai Maier

In answer to: rent to own?
I have had a successful transaction with a high end property with the 'Lease With the Option to Purchase'. In the meantime, I also had a nightmare with another high end property right down the street from the first one. Both transactions had the same seller. These two transactions did not end with the same results due to the 'Buyer/Lessee'. The first 'Buyer/Lessee' had good credit, steady income; and the family are living happily in that home for over 2 years now. The second buyer unfortunately, had previous issues that we did not know about and they also lost their income due to business downturn. That did not stop my seller to continue to offer the same 'Lease With the Option to Purchase' for the home. Jieranai Maier

In answer to: Will not having any credit make it difficult to rent a home?
Depends where you are at. As a rule of thumb, based on my past experience with my clients, most of the rental agency and most landlords will want to check your credit reports or they will ask you to pay for a report when you submit an application to rent. They will ask for past rental history and references from previous property managers or from the previous landlord as well. Jieranai Maier
