If you have not done so already, contact a lender for a loan approval. If you need a lender please contact me, I have several who can provide a loan "Approval", not just a pre-qualification.

Nearly any Real Estate agent will be happy to schedule appointments to view properties.
However, if you are interested in buying a home, as opposed to just taking the "home tour",
may I suggest a Professional Buyer's Agent.

Well.... Both you and your boss are violating numerous laws both Federal and State. Just to keep it local, California law requires you as an individual and your employer to report all income over $500.00 per year. Additionally as I am going to assume it is more than that , there is the California Unemployment Insurance premiums which need to be paid, Plus the California State Taxes, Workers Compensation Insurance, and in some Counties there are local income taxes or employee taxes paid by your boss.
By working "under the table" you risk some severe penalties, and "NO LENDER" will support a loan based on an unprovable income.
That is what put us in the mess we are in now.
Good luck, get yourself legal and go for a new home, it is a great time to buy.

In answer to: Am I a first time home buyer?
Possibly, if it was transferred without payment, that is through a quit claim deed or similar instrument, it may be alright. You should check with a Real Estate Attorney, or Estate / Probate Attorney for the definitive answer.
There may be a way to place the property into a Living Trust, with the life of your father being the trigger, when it reverts to you. Or possibly a Family Trust, the Trust would then own the property, at any rate get some legal advise.

Hello, I am not sure if you are looking for a rental property or a home to purchase.
If you are considering another rental, your rental history is the most important item. As long as you can show a constant rental history and get a good recommendation from your past landlord, you will be in good shape.
If you are seeking to purchase a home, the B.K. will definitely have an effect with the lenders.
However; having said that the circumstances of the B.K. will determine how the lenders react to your request for a loan.
Eg. Your B.K. was caused by a loss of a job (plant closing) or illness or disability the banks look more favorably on your request, than they would with say, maxing out credit cards.
All lenders are not the same, and they do not use the same criteria when determining whether or not to grant a loan.
Your best option is to work to get you credit score as high as possible, not withstanding the B.K.
I would be happy to assist you in finding the perfect home, but you should work with a lender to reestablish credit and have a loan in place prior to going out to look for a home.
I work with several lenders, but there is one that will assist you in preparing your credit to go to the loan underwriters with the best possible FICO score.
There is no charge (FREE) for his service, he was a Federal F.H.A. Loan trainer, and knows all of the FHA and VA and Fannie Mae loan products.
All he asks is if you feel that he did a good job for you, that you consider him when it is time to locate the all important loan.
Neither his services or mine, will cost you anything.

Are you looking for a rental property? If so, your current rental history would be the determining factor. If on the other hand you are looking to purchase a home, there are a number of financing options, which you may qualify for.
A lot depends on the BK and the reasons behind it. For example if it was caused by illness or disability carries more positive weight with lenders than just having gone crazy with the credit cards.
I hate to see anyone pay rent when they could put the "rent" toward equity in a home of their own.
A lot depends on your mindset, if you are happy paying rent, then by all means continue to do so, but if you would rather build equity with your payments, buying a home would be the ticket.
I have a lender, who is a former Federal F.H.A. loan trainer and works for "free" to assist people with clearing up their credit problems, and locating F.H.A. loans that will fit their situation.
