In answer to: on a no-mortgage sale (all cash),is it better to buy home when interest rates are higher?

This is a question probably best answered by your accountant. It depends on how much interest you are getting on the cash that is either invested or in a savings account. If you are getting a high rate of return on the cash invested, then you might want to get a mortgage at today's low rates. If your cash is in a CD or other low-producing return, then you may want to pay cash for the house and not have a mortgage. Talk to your accountant about which way is going to make you more secure in the future if you are concerned about retirement in a few years, or if you are young, could your cash give more security in the long run by investing it and getting a mortgage. Hope this makes sense. There is no right or wrong answer.

In answer to: How do I find a Real Estate co that helps with VA loans

Probably the best advice is to be in touch with your bank and let them know that you are thinking of purchasing house with a VA loan. Find out if they do VA loans and how much you qualify for. Sometimes people are confused by the term "qualify" for a VA loan. A veteran most likely will "qualify" for a VA loan simply because they have served in the military. However, the lender will be able to tell them how much of a loan they "qualify" for. Hope this is some help!

In answer to: how can a home built in 1978 be est @ 140,000 in 2012

While it's true that this seems incredible, it definitely depends location and condition. There are houses that definiely have deteriorated built in 1978. Others have had the carpet udated, new plumbing and electrical fixtures, etc. It's easy to have a tendency to paint all houses with a single brush just considering the year that it was built. But please look further and see if the location, which is usually closer to the workplace in many areas and the quality of consturction, could warrent the price you referred to. Hope that is some help!
