pick an experienced banker/mortgage broker, with a great reputation and schedule a "sit-down" with him/her. put together a 2-6 month "game plan" to raise your scores. also, go ahead and select your Realtor, your Realtor will have tools that will alow yolu to begin studying the market so that when u are ready, you can make an educated decision.

Leonor, check with friends, family members, church members, see what Realtor they recommend. Maybe call 3-4 Realtors to your house for their "listing presentation". pick the 1 you feel best about. FYI. PLEASE DO NOT PICK THE ONE THAT GIVES YOU AN OUT-OF-LINE HIGHEST VALUE OF YOUR HOME.

pick your favorite Realtor, full-time, MLS member, etc...and if the Realtor cant get you all the informaztion you desire, in a timely manner, you have picked the wrong Realtor, try another one.

Carrie, congratuations on owning a home out-right. you have many options availalbe to you. pick your favorite mortgage broker anddecide on a paln-of-action. you may have purchasing optins now, but with a good game plan, should certainly have good options in 6-8 months.

if you are working with an experienced Realtor, trust their advice. in my experience, do not expect much negotiating room. short sales are usually priced below loan and market value. PLAN ON BEING PATIENT!!!! short sales can take up to 6 months to close.

shop around. nothing wrong with trying several places. ONLY LET 1 PULL YOUR CREDIT! know your score and share with the other mortgage companies. if you cant buy now, get a game plane together with your favorite business/person so you can buy asap. please be VERY careful with any "internet" mortgage companeies.

Sandy, never heard of this being done. 100% loans are difficult enough in this current market. should you be able to buy as foreclosure, do enough improvements to build significant equity, then you might refinance enough to pay-off you car
