This is a good question. Six month rentals are hard to find and you usually pay a premium. There are deluxe apartment/townhome comlpexes that cater to short time executive rentals. This may be something to keep in mind.

In answer to: What is required to begin the "house hunting" process? I am looking to but my first home, but I am not sure where to begin.
Your Realtor and Mortgage lender will be the best place to start as they have so much knowledge to share. I like to sit down with my clients and go over all our options and what they will need to make the best decisions. The I recommend a few lenders for them to interview that will share all they need to know about financing. This is so important. I also have information to email and share with my first time home buyers as it can be over whelming. The best advice I can share with everyone is to not overspend. Just because your qualify for X amount of dollars does not mean you should purchase that amont as it is nice to be comfortable and plan for a future. There is advice Realtors can share that is from experience and not written anywhere. A great agent and lender are your best resources. Good Luck!

To see a property right away call the listing agent and find out their schedule. If not answer leave a voice mail and a text as they may be with another client. Also call the listing office if it is during regular hours. Now even better yet interview agents and find one who will be your buyers agent and help you find the home you need.

There are pet friendly places out there and you have to find them. In general if you have a pet they may charge extra and usually with a pet you cannot negotiate rent. I have negotiated lower rent however it is always for people without pets and high credit and great terms for the landlord. I hope this helps.

Generally rent should be no more than 20-25% of your gross income to be careful. You want to make sure you have money left over and not stressed because of rent or a mortgage. It would be great to talk to an experience agent and mortgage lender on your situation. Please note that just because someone will rent to you based on a higher rent then you qualify for does not mean it is smart to do as it will limit your lifestyle.

In answer to: I see a price on foreclosure homes. How do you get that price? Will the bank be selling at that price or higher?
The price a foreclosure sells for always depends on the bank. In general they go close to asking or over if it is multiple offers. If the listing has been on the market more than a month it is generally considered over priced and the bank will take less. It all depends on the bank and each property and bank is different. My strategy varies depending on the bank and the time on the market.

Start with getting a great lender. Your bank, realtor or family ot friends can recommend one. This will be your guideline.
