Generally speaking, most rentals only become available when they are either vacant or about to become vacant, which means the landlord is looking for a tenant in the short term. It would probablyl be best for you to start looking sometime in July for a September occupancy, hope this helps and best of luck to you!
Depends on where you saw it and your selection of criteria. For example, if you are looking on Zillow and you don't UNcheck "foreclosures" or "make me move", the search will bring up quite a few homes that are NOT for sale. If the listing comments read "not for sale", the house may have been taken off the market by the seller. Generally, if a home comes off the market and the broker withdraws the listing, it should no longer appear as an active listing on any website, so this is a little odd. Happy Easter/Passover!
