I believe it depends on the damage and how large the area. If due to a leak, so long as it does not have mold let's say a 2x2' area a couple of hundred if you hire someone to do it. I am not sure which property you are referring to but hope this helps. Always do get an inspection before purchasing a home!
Most systems do not include this as it depends on the actual property for taxes and each individual history with insurance claims. While the mortgage calculators are helpful, it is best to speak to a lender to get a pre-approval and they can give you a GFE (Good Faith Estimate) with all the closings costs and an estimation of the mortgage payment, interest, taxes, insurance, and such.
