Hi Kishana. The first step is to meet with a lender in your area and see exactly where you are at, financially. They will ask for some information and then tell you what you can afford (on paper) based on your debt to income ratio. Remember, just because they tell you that you can afford a home in a certain price range, doesn't mean you have to go that high. Make sure you are comfortable with the mortgage amount and other expenses that come along with owning a home. After that, I would find a realtor in your area and together, you can find your perfect home. Good luck to you!

Hi. You would be surprised how many people have experienced a similar situation to yours that is also out there, trying to rent. It is much more common now and I don't think it is something that counts as a major red flag anymore to a potential landlord. A lot of people have had hard times and now other things are also considered such as rental history, income and if other creditors have been getting paid on time. Good luck!

Hi Daryvone. One of the first things to do is to get your ducks in a row when it comes to financing. See a lender in your area and have them get you pre-approved. You will need this when submitting an offer, down the road. Next, I would begin to search for a realtor in your area. Hi Christie. Usually when it is a cash deal, the buyer has a little more negotiating power and can sometimes get a better deal on it. However, I have found that when it comes to bank owned properties or foreclosures, that is not always necessariy the case. When multiple offers are involved the banks may still choose the higher, financed offer verses a lower, cash deal. It just depends on whom you are dealing with. Good luck!
