In answer to: How do I find the owner of a property?
You can ask a local agent to look it up for you online in the tax records or you can go to the town hall and talk with the tax receiver. Either should be able to give you this information. If the home is in Bedford, I can easily find that for you.

In answer to: I am looking into rent to own and need so more information. I want to know my options, and where these listings are.
You need to find a seller who is willing to rent to own, also known as a lease option. These can be set up in many ways, but their are drawbacks for both buyer and seller. Example, if the value of the home goes up during the rent to own period then the owner looses out on this appreciation. If the price goes down, you may not want to purchase and could have been throwing extra money away. There is no saying you will be able to get a mortgage at some later date and mortgage rates could also go up making the house unaffordable. There are way to many pitfalls for both parties and not enough rewards. There are many mortgage products available that could help you purchase now and I can't see mortgage rates going down. Talk to a mortgage broker and see if you qualify now and if not, what do you need to qualify a year from now. This could be clearing credit issues, saving more for a down payment or whatever.

In order to get your home on the MLS you have to list with an active broker who is a member of the Empire Access MLS, which services Armonk. Prudential Douglas Elliman has an active office in Armonk and I would be happy to help you with this.

In answer to: how long does it take to get a decision from the bank on a short sale house
My average in dealing with short sales has been 2 to 3 months. I did have one bank that responded in 2 days and closed 30 days later, but that was due to the fact there was only one mortgage and it was held in house by a local bank. I've also heard from another agent of it taking well over 6 months. If you need to move, a short sale is NOT the way to go. If you're looking for a deal and can do the work you would more often be better off with a foreclosure.

In answer to: Why are the propert taxes on these listings in Brewster, NY all so low? The numbers are not correct!!
Brewster, or actually the Town of Southeast has some of the lowest taxes in Putnam County. This is a result of the commercial property located in the town, particularly that area near the highway at Route 312 which includes Home Depot, Kohls, NYSEG, Unilock etc. These commercial properties help keep the taxes down and as they are next to the highway, they don't disturb the character of the town.

If you are being relocated and part of your relocation package was to use a specific agent or certified relocation specialist then they should be answering to you. An agent has a fiduciary duty to you as the seller and need to abide by your wishes. This doesn't mean they can stop an agent from bringing in a low ball offer. Along with the offer you received there should have been a pre-approval from a mortgage company clearly stating what the potential buyer can afford. As far as a lawsuit, you can take anyone to court, but it doesn't mean you'll win. If the agent with the buyer is your representative, they should either be representing you in the transaction or you both should have signed an agency disclosure for that clearly states the agent is a dual agent.

In answer to: Why would my house be the lowest estimated house in the area, when it its a pretty nice house compared to the others.
Without mentioning names, there are some web sites that give estimates of value without ever seeing the home. They are usually off the mark and some have started giving wide ranges of value which are basically worthless. No two homes are alike, even in the same neighborhood. A local Realtor would give you the best idea of what your home would sell for in today's market. If you aren't planning on selling and want an accurate value you could also call an appraiser.
