In answer to: What are the ramifications for renting with ageing parents?
This is a tough question, but valid. Since you really do not know when or if they are going to be in the rental, my first instinct would be: not to mention it on the application. But if the time should near for you to have to take the parents into the rental, yes, you have to get permission from the landlord. They may or may not have to go through the application process. I am not in your State, however, please talk to friends, coworkers about who they used as their realtor. Everybody has a story to tell. See whom they would recommend. Interview 3 agents and find the one best suitable for you. Good luck with your home sale! Sylvia

It depends on the landlord. Please be very honest when you fill out your application. The landlord may require an explanation, and per your State Law, may have you put more earnest money down. Good luck! Sylvia

Maybe your neighbor has more upgrades? If you feel it is totally unjustified, please go to your counties website. There is a form you can fill out and send to the County Assessment Officer(s), either in a form of a complaint, or a form of investigation. Hope this helps you, Sylvia

In answer to: How do real estate agents correct their listing information and post open houses?
We have a on-line system, in Northern Virginia it is the MRIS. We put out listings on there and can make correction any time. Also you can post open house, change information, anything pertaining the listing. Hope this helps! Sylvia

Many computer sites are not live with the MLS. They update twice a week, once a week; depends on where you are looking. It is not uncommon and not done on purpose. It is just Data Entry delayed. Hope this helps!

In answer to: I keep entering information to see the listings and it comes up telling me sorry but there is nothing that fits your discription.
If you are in Northern Virginia, it will be tough to show you listings in that price range. It may not exist. Try a higher amount, just to see if the amount you entered was too low for the requested area/zip code. Good luck! Sylvia

In answer to: Will violating restrictive covenants lower my property value? It is a Non-HOA community and neighbors are Ok with my changes.
Hi Tiffany, Great question! If the covenants are on the deed, then you have to get them changed legally through the county/city, though you are not in an HOA or Condo Association. It is best to go by the book when you want to implement the changes, then it will be easier to go through the selling process and not be held up, due to having to make the change.
