As far as 31 Harding, it is a short sale. Taxes are about $12,000 with an assessment of $315,000 so at an asking price of $325,000 a tax appeal is not likely to yield much. The house is currently unoccupied.

In answer to: I was a licensed agent, and now have an agent that is VERY passive. I want to know what is acceptable protocol.Quite honestly,the Seller's agent is bound to tell you that he/she cannot asnwer that question, that the sellers cannot decide until they have a written offer in front of them. I know it is sometimes dissapointing to have to go through the process but it is in everybody's best interests to do it that way. You do not want to be unnecessarily annoying the seller. Put the offer in writing and let them tell you what they think.

When houses do nto sell (it was on the market for $1.8MM) owners often put it up for rent due to thier personal circumstances. I would be happy to approach the owners about an offer if you wish to make one. Send me the MLS number or address and I can get you an answer. Sometimes it is simething simple oike the pictures do not show how close a house is to a hwy (say, 287 or I-80). If there is a porblem though you have the time to get out of the contract in the ARIP period as well as, usually, during the inspection. It then becomes a matter of who pays for the fix-up and how will that affect the Sales Price?
