In answer to: The "monthly property tax" estimates seem much higher than they should be. Any ideas about why?You are right. The web site is wrong and does not take in consideration of the 25% of assessed value. The padctn website will be more accurate, but it is always a good idea to call the local tax assessor to verify and get the most up to date tax information.

In answer to: what does your credit score have to be and what percent do you need for a down payment?That is a very complicated question. Lending standards have certainly tightened after the downturn in the economy, but there are so many different programs and loans that the answer would best be given by a lender after they have had an opportunity to review your financial circumstances. If you have a checking or savings account I would recommend going to that institution and asking to meet with a loan officer. There are also many mortgage brokers who will offer very competitive rates along with many online sources where you can qualify online. These are the best options to know with confidence what your credit score is, what it needs to be and what loans you qualify for and what percentage as a down payment will be required.
One thing as a buyer, you can always ask for help from the seller with the down payment in your negotiations and help with closing costs.

In answer to: How come some foreclosure listings have pictures/addresses and other listings do not?There are many reasons.
1)The Agent may have listed the property before pictures were taken.
2)It is a home that came in as a bulk listing, meaning there were a large number of home listings that the entity is attempting to liquidate as a group.
3)The listing received an acceptable offer before listing in the MLS and it was listed for comparable reasons only.
4)Some Agents give limited information as a ploy to get you to call them directly for more information regarding the property.
5)The listing agent is just incompetent.
There are many more, but that is just a few.
The bottom line is it is just as frustrating for us as agents as it is for you as a potential client. It just proves the point that the Realtor you choose to work with is a vital decision. Choose wisely.

In answer to: Do the estimated monthly payments include escrowed taxes/insurance?Mortgage Calculators are helpful and are a useful resource for getting a ballpark estimate for a payment, but for a more accurate answer it is always best to get a good faith estimate known as a GFE from your lender. My rule is always pre-qualify with a good reputable lender before starting the purchase process so you know exactly what you can afford and are comfortable with!
