In answer to: Is it worth it to finish a basement before listing, if the main living area of the home is of a higher quality finish than the average home in area?
It really depends on your strategy. You can look at it in a couple of different ways. Normally I would recommend against it since you don't always recoup all of your investment with basements. However if your home is lacking in overall living space and other homes in your market are not then it could be a good alternative. The best way to determine if it is worth finishing is to take a good look at the comparable homes in the market. You should contact a REALTOR in your area and discuss different options. Good Luck

In answer to: whats thee hoa fees??
Homeowner associations fees or monthly assessments for property are for maintenance, operation of community facilities and certain recreational and community services. Usually the more the amenities offered the more the HOA fees are to help offset the cost. The monthly assessment covers work on the exterior of buildings, such as roof and deck replacement, and painting, as well as landscape maintenance for the condominiums and co-ops. Owners of the single-family homes are responsible for their own home maintenance. The work is provided by the Homeowners Associations through an on-site property manager. In addition, the fees cover the use of all common facilities such as the Fitness Center, pools, tennis courts and the clubhouses. Fees usually cover the services of an on-site property manager as well as reserves. For Single family homes the HOA fees could include pools, trash collection and common grounds maintence.
