Hi Brittany, There are certain situations where you can get a loan approval "less than" two years, but a two year history is preferred. With being commissioned, you would need to provide tax returns for the past two years showing your income and any expenses you wrote off (un-reimbursed expenses). Hi Bobby! As a lender, I'm going to tell you the first thing you should do is talk to a local, reputable lender. During the home buying process, it is important to start with the lender so you can determine a few things: (#1) Can you qualify for a loan (#2) What kind of loan program could you qualify for (#3) How much could you purchase. To many first-time homebuyers the mortgage process is quite an eye-opener and most are not prepared for detailed process. Working with a good lender can help, they will walk you through the process from start-to-finish. Personally I feel that the more you know about the mortgage process, the less stressfull you'll be. Because let me tell you, purchasing a home can be very stressful. Escpecially if you're working with a bank or lender that fails to communicate with you. Once you get pre-approved... you should know what your purchasing power is and what your mortgage options are. From that point, (as with the lender) you will need to find a good Realtor that will help you find the right house and help you through that part of this process.
