If you can afford $1500 in rent and do not have much debt, you can possibly qualify for a home. It can happen with as little as 3% down.

If you are looking for a short sale or foreclosure, I would start now as the approval process for these transactions takes at least three months, plus you need time to look. If it is a conventional purchase, probably 90 days. If you need a prequalification letter for your mortgage, contact me and I will point you in the right direction.

If you can find a homepath home, you can get in with 3% down on a $100,000 house. Be careful of FHA as there is 1.75% in upfront mortgage insurance. There are such options, even with a 620 credit score. You can also do a VA loan if you are a veteran.

There are actually programs where you can qualify with 3-5% down, both with conventional financing and FHA. The problem with FHA financing is that, on inspection, the house needs to be in immaculate condition. There are also no money down options if you are in a qualifying area or are a veteran.
