Tips for Finding the Perfect Realtor

by Christine DemosJuly 29, 2010

Your home is one of your largest financial commitments, so it is important to work with an agent who will understand your needs. To find a realtor who will be the best fit for you, we’ve provided the following suggestions:

Determine Your Goals

The first step in selecting someone to represent your needs in the housing market is to know what your goals are. Are you planning on selling your home? If so, how much are you looking to walk away with? Are you planning on purchasing your first home? If so, what amenities you are searching for? What is your time frame to get these matters settled? Prior to contacting anyone to represent your interests, you will first need to identify them yourself.

Reach Out to Your Network

Word of mouth is one of the, if not the, biggest marketing tools around. According to a Nielsen survey, more than 60% of consumers trust family and friends reviews. The 60% of consumers going online to check reviews visit social networking sites. Reach out to your online or offline network for recommendations in realtors. Testimonials from people you already trust will hold much more weight when it comes to selecting an agent to represent you.

Interview Realtors

After you’ve selected a few candidates to potentially be your real estate agent, sit down and interview each of them. A good rule of thumb is to interview three real estate agents so you will have a range to choose from. When you are interviewing a realtor consider the following: how much and what kind of experience does he/she have, availability to meet your time frames, what his/her process is to meet your goals and lastly reference checks. The interview procedure also gives you an opportunity to meet and establish a rapport with the individual. You will need to build a good relationship with your realtor and the first step will be getting a feel for his/her personality.

Finding the right real estate agent is not easy. On the surface we might all sound alike, but agents are not alike. Make sure you ask a lot of questions, the right questions. If you are considering a recommendation from a friend or neighbor, ask how well the agent communicated, how knowledgable he/she was with the contract terms or area of interest, their response time, their availabilty habits, etc. When you meet the recommended agent, again ask a lot of questions – ask to see in writing their marketing plan (step by step) if you were selling, ask to see samples of their marketing materials, how often they conduct open house events, if they hold the open house themselves or send someone else from their office who might not be familiar with your home’s strongest features, visit their website and call on their references. Do you deligence, your home is your biggest investment. Best of luck with your home purchase or sale.
