One of the biggest returns on investment in your home comes from a kitchen remodel. Kitchens are the heart of the modern home, and home buyers are looking to be ‘wowed.’ Whether you’re on a budget or not, here are a few items you simply cannot overlook!

Cabinetry

Reface or, if finances allow, replace worn kitchen cabinets. A can of paint really can do wonders to freshen up a kitchen if the cabinets are in great shape. However, if you have cabinetry that needs reviving, save money and replace only the doors. Older cabinets are often solid maple or oak and will look quite nice with refaced doors.

Invest in matching kitchen appliances. All black, white or stainless steel will give a kitchen a current look. Unless you are planning on staying in the house for seven to ten years, don’t waste finances on designer appliances. While saying good-bye to old-school appliances, why not swap them out for sleek new energy-efficient ones? An appliance with an Energy Star label has been certified by the government to use 10-50 percent less energy and water than conventional appliances. Home buyers love this amenity and are seeking it out while searching.

If you are able to afford high-end touches like granite countertops or new back splashes, then you will almost certainly recoup money spent. Experts agree that kitchen remodels return an average of 80 percent of every dollar paid.

Tips for selling now:

New cabinet pulls are an inexpensive method to change the way cabinets look. Be sure to clean all notes or photos off of the refrigerator–don’t want any clutter! Speaking of clutter, eliminate any unnecessary items off the kitchen counter (almost everything) to make room for small decorative pieces that will contribute to a friendly look (i.e. cookbooks, flowers, new dish towels, etc.).
