Features & Amenities of 7114 Farmer Trail
Fifty rare acres on one site!! Price includes one building right. A true nature lovers paradise. Creek, woods and nature everywhere you look. True privacy and absolute serenity. Rare find for this area. This site is perfect for building your dream home or anything else that suits your fancy. Perfect for horses and/or any other kind of livestock you desire, or just some peace and privacy. Site has THREE potential sites to build your home. Plus, lower section offers approximately 7 acres of flat land, that once had crops in it. This is truly a rare find in these parts of the area, and you'll be pressed hard to find a better spot to build your retirement home. Or, if you want your own private sanctuary for some of the best hunting, you'll find wild turkey, deer, duck, goose and a host of other game as wellPieces of land like this are becoming harder and harder to find. True, there will be pieces of land out there that are bare and broke off from a cornfield or something to that effect, but they are bare and offer little or nothing. This piece offers privacy, woods and is very unique. Located uniquely between Northfield and Faribault, it is ideal for you and your family to build your dream home on, while keeping your kids in the Northfield school system. In addition, its only a mile or so off of tar, very little gravel. Build your home the way YOU want it, with no limits or barriers, lots of space to build as big or as little as you want. Complete privacy and total seclusion awaitsThis is a beautiful piece of land, a little short of 50 acres, with a building right. It is raw land, with no septic or well. There are three possible sights that a person could build a home on, depending on what kind of view they would want. It is mostly wooded and is nature at its best. On the lower level/end of it, there is a level or flat spot, that a person could build on, have a pasture, or even till. At one point, it was farmed, a five acre piece, give or take. From there it eventually runs into a wetland type of area, but its not water wet. If you were to walk it in July, for example, you might have to watch where youre walking, but you can walk pretty much the whole thing. In the middle of it, there is an island that a person can walk to, and/or build a Gazebo on, its dry as can be, above the wetland part. There is a strip of land that runs along the one side of the property for a driveway, running from Giefer into the property. Its a 16 foot piece, 4 feet wider than required by law for a driveway. This will take you to the property from one side, and to a buildable home site. From Farmer Trail, a person could also excavate a driveway entrance there and to the left of that, excavate a spot for a home. Then of course on the lower level, by the 5 acre piece, a person could build there as well. So, there are three potential home sites, depending on what kind of a view a person wanted. But its a beautiful piece of land and is kind of a rare find for this area. With the acreage amount and the proximity to both Northfield and Faribault, its pretty centrally located as well. As you can see from the attached map, its actually two pieces, being sold as one. The one piece is about 11.6 acres, the second about 38 acres. Together they are being sold as one, and make up approximately 50 acres in all, with one building right. To get to it, if coming down on I-35, take the Highway 19 exit into Northfield, stay on that until Division, hang a right on that (on to Division that is) and stay on it, it turns into 246 when you get by the schools. Stay on it until you get to a green sign that says Valley Grove Road and points to the right. Take that, to the right, and stay on it. Go through two stop signs and stay on the tarred road. If you get on to gravel before the third stop sign, youve done something wrong. So, stay on the tar until you reach the third stop sign. At the third stop
