Is there a homeowners association fee? How much? How much is the minimum property insurance that I can get for this kind of property and area? Do I have to purchase a flood insurance? Is it mandatory? Is this place flooded area or have a history of flood?

Sorry but thisw home is now contract pending. The taxes were 7570 a year of which the actual taxes were $3510 and the CDD was $4063 both are paid when taxes are due. Hi Johnny, I have confirmed that the home at 10850 is not in a flood zone and does not require flood insurance. Also, I confirmed that the HOAs are only $146.00 a year. These are lower because the CDD fees paid with taxes are higher. Again, 10853 is pending, but 10850 is available at this time. If you would like more information on this home, please let me know. That particular house is under contract, but the taxes would be $8,265 per year, they have a CDD charge of $1,500 per year and an HOA fee of $100 per month. If you are interested in a home in that area, please contact me?

This amount includes an annual CDD(community development dues) of $1500. Yes, There is a Home Owners Association fee of $100 a month. Flood Insurance is not mandatory and is not needed for this home. This area is not commonly recognized as a flood zone and does not have a history of flooding. As far as home owner's insurance. The price will very based on what endorsements, coverages you choose. Regarding 10853 Cory Lake Dr, The home already has a contract pending. It is expected to close January 17, 2011. It is a Short Sale. However, to answer your question, the 2010 taxes paid on the home were $7570.16. There is an HOA fee of $100.00 per month and a CDD fee of $1500 per year (included in the tax bill) for this community. Property taxes in Florida are determined by multiplying the "milleage" rate x the County Assessed value of the home minus applicable exemptions, such as homestead exemption ($50,000). This home's millage rate is 21.449. Typically the millage rates in Hillsborough County are significantly higher than in Pasco county(borders Hillsborough County).In addition, you can usually get more home for your money in Pasco County.It all depends on what your needs are and the budget you prefer to adhere to. Regarding homeowner's insurance-that is determined by the insurance provider-who determines premium according to their formulas(industry wide). In Florida, sinkhole coverage and flood coverage are the 2 coverages that most drive up the cost. sinkhole coverage used to be mandatory, but as of 2007, it became optional in an effort to help homeowners reduce their policy premium. This particular property does not appear to be in a flood zone. Other factors insurance providers look at-is of course, square footage, age of the home, and the exterior construction(block vs. frame). The current taxes are $8,265.00 which includes a CDD or $1500. The new taxes should be about $5784.00 with the CDD. The property is located in Zone X Area that is determined to be outside the 1% and 0.2% chance floodplains. Zone X mean it is out sideside the 500 year flood plan. The HOA is $100/month. Hi Johnny, The taxes on this home are appx. $7800. a year and within that amount is the $3837. CDD (Community Development District). The Homeowners Association Fees are $145. annually. Typically in Hillsborough County you will be assessed based on the sales price of the home minus the $50,000 Homestead Expemtion if applicable. The millage rate is 21.44920 per thousand. The RE taxes are $7570/year. there is an Annual CDD fee of $1500 and an HOA of $100/month. Since you are not on the water, you may not have to have flood insurance, which is only about $600/year. There has been no history of the lake overflowing its borders. Regular Homeowners insurance, which includes Hurricane/wind coverage, sinkhole, and the other standard issues, will be about $300-$400/month depending on the policy. I am very familiar with the area.
