MY WIFE AND ARE IN SOUTHERN INDIANA AND ARE LOOKING FOR A HOME TO BUY ON CONTRACT. BUT CAN'T SEEM TO FIND ANY WITH A DOWN PAYMENT WE CAN AFFORD.

Chase would be a great contact for a possible option on a home you can buy on contract. He owns several properties himself and would be someone who may be able to help you, understands the risks involved versus the typically homeowner who would not be willing to assume such risk.

You have to look at the risk you are asking a homeowner to assume. Most homeowners want buyers who can secure their own mortgage so they themselves can pay off the existing mortgage in order to get a mortgage on the home they are wanting to buy. I typically tell folks its in their best interest to rent while they are either a) straightening out bad credit or b) establishing good credit as some folks don't have bad credit/they have no credit because they pay cash for everything. If you look at it from the other side it becomes relatively easy to understand why a homeowner would be reluctant to sell on contract without a sizeable down payment from the buyer.
