Janet - based on your questions/statements you may not know it but you definitely sound like a buyer who needs their own agent without question and it will not cost you any additional money - at least not if you were to work with me and probably most any other agent who has replied here. Here's why - if the property is listed with an agent already then most likely that agent is offering a portion of the commission to a buyers agent for helping to sell the property so it will not cost you any additional money to have your own agent representing you exclusively. I would recommend you select 3 of the agents who have responded to your post and conduct a phone interview with each of them. Simply do a google search for "how do I choose a buyer agent to help me purchase a home" and see what results come up. You can decide what questions you want to ask each agent you conduct your phone interview with but here are a couple suggestions - How many closings have you had in the last 12 months where you represented the buyer? An agent who answers 24 or more has the amount of experience you would want. What hours are you available to show my homes/are you a full time agent? You definitely want a full time agent whose availability matches your schedule. I could go on and on but you can probably handle it from here. It sounds as if you have had no contact with the agent and in that instance I could or any other agent you choose could help you with a number of homes including the one in question. Working with a buyers agent means that the buyers agent is working strictly for you where as a listing agents first priority is to get the most for the seller that he or she can. You lose part of your bargaining power when working with the listing agent as they then become a dual agent trying to juggle both the buyer and the seller. Janet- The best thing for a buyer to do is to find a agent they like and feel comfortable working with. Because of the Multiple Listing Service it allows agents besides the listing agent to get information about the listing and show it. Plus this way if it is not the house for you - you have a relationship with a agent who can help find you your perfect house

Janet, I'm sorry you are having such a hard time with that agent. Thankfully agents who don't respond are the exception and not the rule. I agree with Bart; in fact, I don't think I could have said it better myself. There are benefits to having an agent represent you exclusively. The sellers agent has a legal contract to act in the best interest of their client. A buyers agent will make sure your best interest are represented. The buyers agent will walk you through the entire home-buying process from financing, to finding a home, to negotiating, to the closing, and everything in-between. I hope this helps.
