Hey Marjorie, 401k assets are typically not given their full account value by the lenders these days, however you may find a few great local down payment assistance programs that can help you avoid that trouble. Let me know if you have any questions!

Hi Marjorie, There are many homes in the area that fit that criteria. However, the first thing you would need to do is fill out a pre mortgage application. This way you will find out how much you are approved for and go from there. There are plenty of programs you would probably qualify for including a FHA loan, they require a lower down payment than usual. I have lenders that I work with directly that can get you an approval letter and get the process started. Feel free to contact me for assistance at 321-695-9089.

Hello Marjorie, my associates are correct the first thing you need to do is complete an application with a mortgage broker. Your credit history and score will be important too, and once you have been pre-qualified by the broker, they will be able to advise you on how much you will be able to borrow, and then you can start looking for properties. The broker I use for all my clients is Ron L. Lemons, Sr. Mortgage Consultant at Fifth Third Bank,9035 La Fontana Blvd.Boca Raton, FL 33434 Phone 561-245-2344 Cell 561-818-1584 Fax 561-245-4118. Dear First Time Home Buyer, If you qualify for an FHA loan, it only requires 3.5% down of the purchase price. You could use either all of your money as a down payment if you qualify for up to $200,000 or you can use part of it for down payment, the other part towards closing costs. I have some great lenders I work with that can help you figure what will work best with your budget/situation. They will also provide a pre approval letter that will be necessary to have prior to shopping for a home. That will also probably help you focus on an area that may be in your comfort level of what you can comfortably spend. Please contact me for further assistance. Being a first time home buyer can be daunting, but with the right guidance I could provide, it can be an exciting experience! Sandy Jones 407 929 7999 or e mail sandemailFL@aol.com
