Hello Susan, I have some contacts, but would need a few more details as to square footage and location to see if they are right for you. Food for Thought - Would you do surgery on yourself? The answer is probably a Resounding NO! Then why risk one of the most important and expensive decisions you will make to a Seller who is untrained in California Real Estate Requirements, laws and civil codes. The Seller will be looking out for their own interests. Just a few facts for you as a potential Buyer: Buyer's do not usually pay commissions, unless buying a For Sale by owner(FSBO) where the owner refuses to pay commissions. Pre-qualification is necessary (Free) even in a For Sale by Owner. A FSBO will usually require a larger down payment, 25% or more. We do work with FSBO to help our Buyers find a great home, at a fair price and taking care of your interests. It is up to you to hire a professional. Hello Susan, Please visit the local newspaper and online FSBO sites to find the one or two for-sale-by-owner properties in the TO area. They tend to be over-priced and the sellers are expecting the Buyer to be prequalified prior to accepting an offer. Since they do not typically a sales commission, they expect to put the savings in THEIR pocket, not yours! If you need seller financing, you will typically also need a significant down payment, approx 20% or more, depending on the seller's terms. I hope this information is useful.
