Emma: Like anyone that you will hire to work for you (employee or independent contractor) you interview them and see if it is a right fit. You ask questions and see if you like the answers and make sure they are honest with those answers. A full-time agent will be there as that is the only job they have..an agent that is selling a lot of properties at the same time as yours you have to ask if that agent is going to have time to take care of yours. If the agent you interview is excited to sell your property then it will sell. Good Luck... :) don't forget to ask how they are going to market your property and the reports they will send you.

Emma, the first thing you would need to do is get an agent, preferably myself, to come by and give you a market analysis (this is a snapshot of what is selling in your neighborhood, how long and for what price), then a good agent that will give you tips on how to appeal to more buyers when the house does go on the market. Any seller should contact a specialized listing agent that markets your property with photos/virtual tour, open houses, and a good data base of those buyers who may be interested in your home. Great question Emma. There are a few things that need to happen before your home is listed. The first step is preparing your home so it shows well. New paint on the walls and trim go a long way. Also, make sure you go through the home and declutter. You want that potential buyer to walk into the home and see all the home has to offer. Now it is time to select a Realtor to assist you with selling your home. Be careful to not just go with the Realtor that tells you they can sell your home for the most money. The real proof is in the pudding. The sales price needs to be based on fact and real data, the Realtor needs to have a solid marketing strategy to get your home the most exposure possible and you both need to work as a team to get your home sold. Homes that are marketed well sell faster and yield the seller more money. You don't want a Realtor that will Put a sign in the yard, Put it in MLS and Pray it sells. Andrew is correct. However, before the agent shows up; there are a few things to do to prepare. You're going to want your property to shine to get the best possible price for your area. I've a list of free to low cost things you can start on. The next thing you and your REALTOR will do is determine fair market value - that's what will set the price for your property. From there, your REALTOR will spend his/her money to market your property as aggressively as they can. You won't owe them a penny until the house sells. That's how we roll : )

Hi Emma- It sounds like a great home you have and would like to sell. The first step to take would be to speak with a licenced real estate agent and have them come see your home. After they have seen your home they will be able to make suggestions on what you can do to help your home sell quickly. They will also be able to tell you what you should be able to ask for your home. Usually a realtor can come meet with you within a day or so of when you call.
