If a garage is added on to a home can you count that into the square footage?

No it cannot be included. Only the living quarters make up the square footage.

All answers are correct Melinda. Only above grade square footage that is cooled and heated with be counted by an appraiser. Good luck, Rob Hughes-Long and Foster RE

Unfortunately, no. The square footage is the heated and cooled living space of a home.
