Hi here, does it take longer to rent out 1bd 1br vs 2bd 2br in lake mary? Also, are those REO lists cash-only deals? Thanks!

Recently I almost made a purchase for a 2bd condo in lake Mary. But I think I need to do more due diligent. Any inputs are greatly appreciated.

Your cash-flow is typically better with a 1br unit, however, with a 2br unit you get a more stable tenant. Not all REOs are cash. There is financing for some of them, but not all. Contact me and I'll provide you with a list and more details.

Hello Rose, it's my opinion that it's easier to rent out a 2 bedroom, REO purchases can be financed it all depends on the competition, and banks tend to prefer them as cash purchases can normally close much quicker.

Rose-it is much easier to rent a 2bedroom/2bath for a few reasons. It allows the tenant(s) to have a roommate and the second bedroom could also be used for an office-as many people are working from home these days. REO's can be cash or financed. Typically it is easier to rent a 2 bedroom than a 1 bedroom. With regard to the method of purchase Some properties such as condos do not qualify for financing and require cash to buy. If you need assistance with a specific property give me a call.

Good Morning, Yes, I would say that the rental of a 1 bedroom generally is more difficult than a 2.Also generally,the REO's can either be mortgaged or cash. I "good" cash offer will usually have priority as to the Seller the do not have to wait for the Buyers financing to get concluded.
