When an agent is considering the income of a renter, do they use gross or net income? Also, what is the norm insofar as 2.5 X or 3.5 X rent, etc.
Also, do agents consider the financial aid award of students when calculating total household income? My husband is fully employed and I take out a substantial amount of student loans, as well, to make up for not working while in school because I also juggle being a stay at home mom. Any other info, ie, minimum credit scores, etc. that may be useful in determining how an agent qualifies renters would be helpful. We have always rented with private homeowners and are wanting to go through a realtor this go around.
