Lucille, since you are an agent, you have access to the MRIS market stats. April average days on market was 68. New stats come out each month on the 10th.
I live and work in Alexandria. It is really neighborhood specific. Some places in Old Town are only on the market for a few days. While others sit on the market because of being overpriced or lack of appeal. I believe our office has an average of 15 days on the market. This is because we are aggressive with promoting the listing and have very experienced agents who price it right. Let me know if you would like any help, as I know the area. Take care!

All of these answers are correct but none spoke to whether you are dealing with a short sale. This can add some additional time to the transaction but doesn't have to be a nightmare. I work with a fantastic short sale negotiation team that covers all bases from top to bottom. We have a track record of closing over 500 short sales within the last 6 years. It depends what price range you are looking in and location. Right now there are 408 active listings on the market for sale in Alexandria. Priced from $88,600-$4,550,000. The current average days on market for these homes is 125. Except for the $4,550,000 dollar home which has been on the market 1,529 days. Selling a home depends on many factors. The price, the location, the condition of the home and the amount needed to clear the seller's mortgage. If all these factor's are good, then the home will not last long. Buyers have a lot of inventory to choose from the ones that get the money, is the ones on the market that beat all other deals. The inventory is low in certain areas, so in these markets, sales are happening in a very short timeline. We are located in a great market where there doesn't seem to be enough sellers to satisfy the demand of the buyers already living here and the new buyers arriving in our market. It depends on whether the seller listens to the agent who does the comparative market analysis, and whether that agent is knowledgable about the market, and can accurately anticipate the type of buyer for the property.
Hi Lucille, Obviously it depends on the price and location. The average time on the market has come down this past year from about 60 day to about 30. I've been a broker here for 26 year and have an average of about 15 days to have my listings sell. Do you have a property you are considering selling. If the home is priced right the market is fairly strong for sellers and should just take a week or two. If there is some factor that effects price, busy street, commercial, or something else then it could take longer. The closer you are to DC the quicker it will sell.
it really depends on the price. If it is priced right it should sell within a week to two weeks. If not, or there is some other factor effecting price then it could take a while.
The answer to your question depends not only on the general market conditions, but on the type of property (fee simple or condo, garden style, detached or townhome style, etc), the location and condition of the property and of course, how it is priced. If you would like to provide a few more specifics, such as type of home (detached? townhome? condo?), size, zip code, I am sure you will get plenty of general guidelines here from a variety of agents. Of course, to get a more detailed answer to your question, your best bet is to have an agent see your home and discuss recent comparable sales.
