Are you talking about a listed property or a fsbo? These updates will not be reflected in the PVA because they do not come inside the home. If it is listed, on the seller disclosure of property condition sellers have to tell any problems that they have had but it also allows the sellers to brag about the updates they have made. Some people even attach an additional sheet of paper. Pictures posted online that show these wonderful features can be shown to prospective online buyers. Your pictures are gold! I really try to stress to homeowners that those pictures are so important. It is usually the difference in them making an appt. to see the house or not. A few homeowners will even opt to get a formal appraisal that can also help show the value of various improvements!
