On a lot zoned R-20, you could build one single family home. If you plan to purchase land, be sure that the property has utility access. Hire a good Realtor familiar with land purchases.

The parcel is zoned for a home on a 20,000 sg.ft. lot. For more details call the local zoning department and they can tell you what you can and can not do with the land. The R stand for residential and the 20 for 20,000 sqft. The zoning department is always friendly and helpful when I call. Just get with them for more details. Thanks

The land mass must be 20,000 Sqft before a permit would be allowed to build. An appeal for a variances can be applied for, however. Good luck.

the Actual definition per arlington county the district you asked about is defined as follows in case you need it in legalease... Lot Area. Every lot shall have a minimum average width of one hundred (100) feet and a minimum area of twenty thousand (20,000) square feet. The minimum lot area per dwelling unit shall also be twenty thousand (20,000) square feet; provided, that where a lot has less width and less area than required in this subsection and was recorded under one (1) ownership at the time of the adoption of this ordinance, such lot may be occupied by any use permitted in this section. In case you need the official definition but in a nutshell R-20 in arlington county requires at least 20000 sq ft for each detached one family house. please feel free to contact me if you need a broker in VA MD and DC... as sometimes this stuff can seem a bit overwhelming but even with all of my expertise I never hesistate to ask for clarification if something is not clear. Localities seek to manage their housing stock by limiting the number of homes which can be built in an area. R-20 requires 20,000 sq ft to be available to qualify for the building permit for a detached, one-family house. It is possible to get allowances for variances by appealing to zoning boards, but your best bet is to acquire a lot which is sufficient for your purposes.
