Collegeville area is great, but for $200K would probably be a townhouse.
Gilbertsville area more rural, cheaper, but a descent commute during rush hours.
There are a lot of choices within your stated needs. Depending on how large of a home you need, there are many homes in Chester County just west and slightly north of Norristown that would fit that description.
