Hello Carol, if you visit my website you will notice a "mortgage resources" tab. Included in that section, I have a full source of mortgage information and a database of every lender in the state. They would be able to provide you with the exact information needed for you to improve your situation to the greatest extent and in the most efficient amount of time.

Hi Carol. I would suggest meeting with a lender in your area and find out exactly what options you have, based on your current credit score. The lender can also guide you in how to improve your score in the future, if that is necessary to get a certain deal. Good luck!

Good for you. If you are seeing a credit repair professional, follow their advice. One way I have been able to help buyers, is to find properties where the seller is willing to lease/purchase for a period of time while you are getting your credit straightened; possibly even allowing a portion of the monthly lease to apply to the down payment or closing costs when you do close. Until you get your credit score straightened out, you are going to have to rent. It is good that you are working on it. Sometimes it can take less than 6 months.
