Why are your home listings so out dated? Most of your homes you have listed are ALREADY under contract or closed already.

I have been using your site faithfully, to find us a new home! We are extremely interested and are serious buyers, but when we continually chase down homes, to see, we discover they are already gone. It is very frustrating!

This is a common question from consumers. The sites that are available to you are maintained by outside vendors. it isimportant for you, as a educated buyer, to work directly with a full time agent who will send you up to date listings. My clients appreciate being one of the first buyer to view brand new homes on the market. A big advantage of having an agent represent your best interests is getting the latest MLS info - sometimes the very day it comes on the market. Our market has limited inventory, combined with super low interest rates. If you want the newer homes on the market, having an agent in your corner early will be to your advantage.

Your other choice would be to find a reliable agent in your area and get access to the local MLS feed directly. MLS feeds generally update at least once a day and sometimes more than that to make sure the properties are up to date and available!

Hi Deniese. As Andrea mentioned, there is a delay in the transmission between the MLS services and this site picking up the information. When a broker for instance enters a property sold in the MLS service, it may be days, sometimes weeks before it is reflected on the Homes site. As both agents mentioned, it is best to use a broker with absolute up-to-date information on the local market you are researching.
