Hi Brittany,
There are certain situations where you can get a loan approval "less than" two years, but a two year history is preferred. With being commissioned, you would need to provide tax returns for the past two years showing your income and any expenses you wrote off (un-reimbursed expenses). If you have any questions or would like to talk more about this, then please give me a call or send me an email.
Yes you can. You can use any lender of your choice. Was your first job commission? Your credit score should not be a problem, however most underwriters want a 2 year history on tax returns when you are commission a employee to look at your adjusted gross income after deductions of business expensives. A good person to call and talk to this about would be Doug Capps with Fairway Mortgage in Hernando or Jason Clinto, Iberia Bank in Olive Branch. Please feel free to call me if you would like to talk in detail about this.
