If I use a real estate agent do I have to pay the agent? Also are the rents higher with an agent because they get a cut of the rent?
I am looking for a 2 bedroom for me and my 4 year old. My credit is horrible so I hope that is workable. I need something no later than March 1, 2012. Please help someone.

Typical rental properties listed with an agent are for fair market value, so I do not think that if you consider a property listed with an agent, that you would over pay. John
Hi Sherry. I would find an agent in your area (either search google or search here on the site, at the bottom) and get some assistance that way. The landlord pays the agent fees and has already agreed to do so when he lists the property in the MLS. Rental rates are what they are, regardless of an agent or not...basically, if the market supports a higher rent, the rent is higher. If not, it's lower. Bad credit isn't always a deal breaker, but it does hurt. I would make sure I have my finances in line (paystubs and a written budget that includes all your expenses) and I would likely write a letter to be submitted to the landlord to explain if there is a reason for your credit to be poor.
